In Czechia, compulsory insurance for is set at 7 million CZK (~ 280,000 EUR) for individual attorneys and 50 million (~ 2 million EUR) for law firms. At Jašíček & Partners, we boosted up our insurance coverage to approx. 6.4 million EUR.

Transferring large amounts of money is a heavily regulated process, which is why we still have to verify your identity in an in-person meeting. We aim to make the entire process fully online as soon as the regulations allow it.

After our introductory meeting (online or in-person), we outline the most suitable approach to your case and explain the process clearly.

We prepare all legal documentation and handle all communication on your behalf. If there are tasks you need to complete personally, we provide clear instructions and guidance.

We sign & verify all documents, ensuring full compliance with applicale regulations. We also take documents into escrow if required.

Once the funds are transferred to our dedicated escrow account, we dutifully notify all parties. In property transactions, we submit the registration application to the Czech Land Registry.

We regularly check whether all conditions for releasing the escrow have been fulfilled. As soon as they are met, we inform everyone without undue delay.

We release the escrow and transfer the funds to the rightful recipient (in property transactions, the seller). We process the payout within 3 business days at the latest after all conditions have been met.

Choose Your Escrow Agent Wisely
The key differences between types of escrow lie in price and the level of security for your money.
A bank’s escrow fee is fixed in its price list. Banks provide the escrow itself — but they do not explain contracts, give legal advice, or tailor the escrow agreement to your needs.
Notaries must calculate their fee according to the Notary Tariff. For escrow up to CZK 100,000, the fee is 1.2%. A notary provides only limited legal advice due to the nature of their specialisation.
The Attorney Tariff does not regulate escrow fees, so an attorney can set them independently. In addition, attorneys can review your entire situation, revise all contracts and agreements, and provide comprehensive legal advice tailored to your case.
The rule of no set price applies to real estate agencies as well. Professional requirements for real estate escrows are significantly less strict than those for attorneys or notaries — which is why it’s essential to carefully check the agency’s credibility.
Choosing an attorney as your escrow agent is ideal when you need legal advice regarding your property transfer. Such advice is practically impossible to obtain from a bank, and only limited from notaries and real estate agencies.
